New Energy Efficiency Requirements
Starting May 1st, 2024, all new homes constructed in Victoria must incorporate specific items to secure a building permit. These requirements will align with the amendments to NCC 2022 ( Building Code of Australia) focused on enhancing liveability and meeting 7-star energy standards.
As a result of these legislative changes, It is highly likely that home builders will increase pricing on all new construction contracts from 01/05/2024. The below summary is a snapshot of some of the requirements the new NCC legislation requires all builders to incorporate.
The changes will likely to result in the approximate price increase in the range of $10,000 – $20,000.
7-Star and Liveable Housing Items:
1. Double Glazed windows and glass sliding doors as required (or as determined by energy rater)
2. Step free to garage with rubber wood skirting,
3. Toilet pan must have 1200mm clear space in front of the pan to one of the toilets,
4. 870mm internal hinged doors to every room,
5. Insulation batts minimum R6 to ceiling & R2.5 to walls (or as determined by energy rater),
6. Timer to WC Exhaust Fan is required if there is no natural ventilation.
7. Nogging for grab rails to shower & toilet,
8. Waterproof 40mm away from the bath hob with additional tiles.
